Manchester Lakes

Constructed in the late 1980s, Manchester Lakes is a well-established subdivision of 1,390 townhomes and condos in the Kingstowne area of Alexandria. This community is in a great location, with some residents actually able to walk to shopping areas and Metro. The 2 sections of this community are separated by Manchester Lakes Boulevard, with townhouses and condominiums on both sides. There are five different condo complexes within Manchester Lakes: Tiers I, Tiers II, Essex House, Surrey and Victoria Crossings. A variety of floor plans are available, including ones with garages, lofts and a range of bedrooms, bathrooms and square footage.

Living in Manchester Lakes

There is an active homeowners association that has organized community picnics, yard sales and Halloween parties in the past. Community members enjoy the use of all Manchester Lakes amenities: lovely community center, outdoor swimming pool, tennis, basketball and volleyball courts, several tot-lots, an exercise room, ponds and BBQ/picnic areas. The nearby Manchester Lakes Park provides jogging trails and athletic fields.

Manchester Lakes’ residents have easy access to all transportation, employment and shopping opportunities in the region. Interstates 495, 95 and 395 as well as the Fairfax County Parkway are all only a few traffic lights away. The Springfield Transportation Center allows riders to hop on the Metro (blue line), or VRE (Fredericksburg line). Greyhound, Metro and Fairfax Connector bus routes are available too. Nearby military bases include Fort Belvoir, the Pentagon, Bolling Air Force Base and 2 Coast Guard stations. The offices at Metro Park, which include many government contractor and technology companies as well as the INOVA Healthplex, employ many local residents. Popular restaurant Osteria Marzano is there too. A 16-screen movie theater, 2 grocery stores, numerous restaurants and shops make up the Kingstowne Town Center. Choices include Panera Bread, Bonefish Grill, Firehouse Subs, Starbucks, World Market and Home Goods. The Festival at Manchester Lakes shopping center features favorites such as Johnny’s Pizza, Lakeshore Learning Store and more. Franconia District Park (swimming pool, athletic fields, and exercise facilities) offers the chance to enjoy leisure activities.
